How do I book a villa?
Send an enquiry with your dates and the number of guests. We will confirm availability, send a rate and a booking form, and take a deposit to hold the house. Booking direct with us is cheaper than the platforms, because there is no platform fee.
What is included in the rate?
The villa, a mid-stay clean on stays of a week or more, all linen and towels, pool and garden maintenance during your stay, utilities, wifi, and our concierge. Tourist tax and any extras you book are charged separately.
Is there someone we can call?
Yes, and it is a person, not a chatbot. You are met at the villa in person, and you have a direct number for a member of our team, 24 hours a day, for the whole of your stay.
Can you arrange a chef, a boat, a driver?

What does the management fee actually cover?
Our commission covers our time: bookings, pricing, guest communication, coordination of housekeeping and maintenance, compliance and reporting. Third-party costs such as cleaning, linen, utilities and repairs are billed at cost with no markup, itemised on your monthly statement.
Can I still use my own villa?
Of course, and you pay no commission on the nights you stay. Block the dates in your owner calendar whenever you like. We ask for a week's notice in peak season so we are not turning away a confirmed booking.
Am I tied into a long contract?
No. The agreement runs season to season with 60 days' notice on either side. We would rather you stayed because you want to.
Who pays for repairs, and who decides?
You do, as the owner. We handle anything under a threshold we agree with you, without troubling you. Above that we get a quote and your approval first.
Do you handle the Alojamento Local licence and taxes?
We handle the AL registration, guest reporting, and tourist tax filings, and we prepare the annual income summary your accountant needs. We are not tax advisers, so the return itself stays with your accountant.
When do I get paid?
Monthly, by bank transfer, within the first ten days of the following month, alongside a statement showing nights booked, gross income, costs deducted and net paid.
What if my villa is not ready for guests yet?
We will tell you plainly what it needs and roughly what that costs, and you decide. Some houses need a weekend of work; some need a new kitchen. We will not take on a villa we cannot let honestly.
