Bookings & pricing
Listed on the major platforms and on our own direct site, with rates adjusted week by week for demand, events and school holidays.
Guests, end to end
Vetting, check-in in person, the welcome basket, the midnight question. Guests speak to someone who lives nearby.
Housekeeping & pool
We have our own housekeeping and laundry team. After every guest departure, we carry out a full check to make sure the house is left immaculate.
Maintenance
Air conditioning, appliances, garden, pool. Small repairs the same week; anything larger quoted and approved by you first.
Licence & compliance
We handle the whole process: Alojamento Local registration, SEF guest reporting, tourist tax, insurance and utilities. You never have to deal with the paperwork.
Owner reporting
One statement a month: nights booked, income, costs, what we fixed and what we think you should do next.

Guest-ready
Deep clean, linen and inventory, a maintenance sweep and a photographer. Anything that needs buying is quoted before we buy it.
Live
Listings go up, your villa joins the Privéa collection, and you get access to your owner dashboard. Then we start earning our fee.
